In honor of WEF 2021, Elliman Insider sat down with Steven Alexander Saumell, of the Samantha Berhringer Team , to find out everything from how his riding history has helped him in real estate to what most people might be most surprised to learn about before buying their first equestrian estate. Elliman Insider: What is a lesson you’ve learned while riding that has helped you personally? Steven Alexander Saumell: Riding requires a tremendous amount of patience and repetition. I’m type A personality and I used to expect quick results once I put my mind to something. Riding has taught me that not only do you have to be patient to achieve what you want, but you have to try and try again until you are close to perfection. EI: Tell us about how your background in riding has helped you build connections with clients. SAS: I didn’t have your standard junior career in the equestrian sport. I rode at a lower level starting at age 12 and I had to work hard to be able to ride. I knew I wasn’t going to be given horses to ride and I had to prove to trainers that I wanted it. I try to apply this same mindset with my clients. Once you tell me what your ideal property is, I make it my mission to find it for you. Same goes for listing a property. I refuse to stop at the stop sign. EI: What is a detail about your discipline that the lay person would never know? SAS: In the hunterjumper discipline, we are trying to make it seem as though the horse is doing all of the work. In reality, there is so much communication between horse and rider. It really takes multitasking to a new level! EI: What is your favorite equestrian event of the year and why? SAS: I personally love the Lake Placid Horse Show. There is something about showing with the Adirondacks in the background. It truly feels surreal. There is also such a competitive history there, especially because of the 1980 Winter Olympics. The town is also your quintessential lake town and who doesn’t love boating on their day off? EI: What is your favorite part about being in the equestrian world?  SAS: I find riding to be therapeutic—the barn is truly my happy place. The real estate world is a very fast paced setting and the equestrian world helps you take a breath. It’s like hitting the reset button. I find this to be a common feeling with the equestrian sport for clients of mine within multiple occupations as well. EI: What are the top three things to consider when looking to buy a horse property? SAS: Make sure the layout of the property suits and fits your needs. It’s almost never a bad idea to have more land than needed depending on your intended use. Make sure you check your zoning regulations. I have found that clients have big dreams for a property until zoning planning, HOA rules & regulations, etc. states otherwise. Location, location, location. It’s never a bad idea to be closer to a show venue when looking to purchase an equestrian property. The value is almost always higher than a beautiful property that may be too far away for someone else. Always think of resale because unfortunately not all homes are forever homes. EI: What is something horse property owners are surprised to learn about when they purchase their first equestrian estate? SAS: I would have to say the maintenance; you’d be surprised what goes into caring for an equestrian estate. Also, you might be surprised that the landscaping that works for your aesthetic could have a negative affect on your horse’s health. Try to be aware of what is planted throughout your property and its proximity to your horses.
